Xtimo AI

AI estimation for construction. Drawings to a bill of quantities, in a fraction of the time.

Xtimo AI: a phone resting on architectural drawings in warm daylight

The problem

Estimation is the bottleneck on every construction bid. A quantity surveyor reads a set of architectural drawings by hand, measures every element, and builds a bill of quantities line by line. For a typical project that took up to a week of work, and it fell on the most senior, most expensive people in the firm. Slow estimates mean fewer bids, and fewer bids mean lost revenue.

What we built

Xtimo AI reads architectural drawings the way a surveyor does, but in minutes. Built on Claude's vision capability, it identifies elements across a full drawing set, measures quantities, and generates a structured bill of quantities aligned to recognised standards. A surveyor reviews and signs off. The machine does the takeoff.

We delivered the full cycle: the model pipeline, the platform, and the product around it.

  • Drawing-set analysis and element detection
  • Automated quantity takeoff
  • Standards-aligned bill-of-quantities generation
  • Human-in-the-loop review and export

The result

  • Estimation time cut from up to a week to under two hours
  • Senior surveyors moved off manual takeoff and onto judgment and bidding
  • Faster turnaround on tenders, more bids in the same week
The takeoff that used to swallow a surveyor's week now runs while they make coffee. They check it, not build it.
